Bhartiya City launches Nikoo Homes 9 on Saturday 26 September at The Leela Bhartiya City, doors from 12 noon. One thing to sort out before you turn up: the RERA registration that came through this month covers Phase 1 only. The 17 acre township printed on the flyer has not been registered.

RERA Number And What It Registers
PRM/KA/RERA/1251/309/PR/100926/008930, in the name of Bhartiya Urban Pvt Ltd.
On the filing the project reads Nikoo Homes 9, Alpine, Bhartiya Garden Hill Ph-1. Around 9 acres, 36,653 square metres, 768 homes in 4 towers.
The flyer says 17 acres, 10 towers, 1,500 plus units. That is the master plan. Registration has been granted for the first slice of it, so if somebody walks you through a unit in a later phase, there is no approved plan to look at and no handover date that binds anyone.
Unit Sizes And Configurations
Depends which site you read, and that is the problem:
- Studio to 3 BHK with loft.
- Studio to 3.5 BHK.
- 1 to 4.5 BHK.
- 2 to 4 BHK.
Even the Facebook post contradicts itself, one list in the offers line and a different one two paragraphs down. Ask for the approved floor plate sizes in writing rather than working off a brochure.
Price Per Square Foot And Starting Cost
Developer EOI material put the opening rate around ₹11,000 per square foot. Channel partners quote ₹62 lakh onwards, though none of them say which configuration that buys. Elsewhere the figures run ₹77 lakh for a 1 BHK, and per square foot rates anywhere between ₹10,500 and ₹12,000.
Treat all of it as indicative until the cost sheet is published, which usually follows within days of a launch.
Project Location Versus Event Location
The Leela sits inside the original Bhartiya City at Thanisandra Home event. The project itself goes up at KIADB Hardware Park Main Road, Bagalur, Huvinayakanahalli, Bengaluru 562149, roughly 20 to 30 minutes north, near Aerospace Park and about 10 minutes from the airport.
Renders, a scale model and a sales desk. That is what the launch gives you. Fix the site visit as a separate trip.
Documents To Verify Before Paying
Search that registration number on rera.karnataka.gov.in and open the project page. Sanctioned plan, declared completion date and complaints history all sit there.
- Whether your unit falls inside Phase 1 or an unregistered phase.
- Whether the completion date on file matches what you were told verbally.
- Whether the promoter name reads Bhartiya Urban Pvt Ltd.
